A net zero home produces as much energy as it consumes over a full year — achieved by reducing the building's energy demand through insulation and efficient systems, then generating clean energy on-site through solar. An energy-efficient home uses less energy than a standard home. A net zero home takes that further — designed so that total energy produced via solar equals total energy consumed over a year. Energy efficiency is a measure of reduction; net zero is a measure of balance. All net zero homes are highly energy efficient, but efficiency alone does not make a home net zero.

LEED Platinum is the highest tier of the LEED rating system, administered by the U.S. Green Building Council. It is awarded to buildings scoring 80 or more points across energy performance, water efficiency, indoor air quality, materials, and site sustainability. A DOE Zero Energy Ready Home is certified by the U.S. Department of Energy as being so energy efficient that a renewable energy system could offset most or all of its annual energy use. It requires rigorous third-party verification across insulation, air sealing, windows, ventilation, and heating systems.

An energy recovery ventilator (ERV) continuously exchanges stale indoor air for fresh outdoor air without losing the warmth already inside the building. It passes outgoing and incoming air streams through a heat exchanger, transferring thermal energy between them before they separate. The result is consistently fresh, filtered air with no energy penalty. Every residence at La Vie Lumière includes a dedicated ERV running around the clock.

Triple-glazed windows contain three panes of glass separated by two insulating gas-filled chambers, compared to the two panes in standard double-glazed windows. The additional layer significantly improves both thermal performance and acoustic insulation — reducing heat loss, eliminating cold drafts near the glass, and noticeably dampening exterior noise. All windows at La Vie Lumière are triple-glazed.

Rockwool (mineral wool) is an insulation material made from volcanic rock, spun into dense fibrous batts. It is inert, fireproof, mold-resistant, and free of chemical exposure risks associated with some foam insulations. Net zero homes routinely achieve 70–100% reductions in net energy costs versus standard construction. In Colorado, where Xcel Energy rates have risen steadily, on-site solar becomes more valuable each year. For some La Vie Lumière residents, the net annual electricity cost will be zero.

Virtual net metering allows a solar installation to generate credits distributed across multiple separately-metered units — rather than requiring each unit to have its own dedicated array. La Vie Lumière is exploring this structure with Fort Collins Utilities, which would allow the development's rooftop solar to function as a single shared system. Colorado's net metering framework is among the most favorable in the country.

Yes, though outcomes depend on individual consumption and solar system sizing. In a net zero home, solar generates credits during high-production months that offset consumption in lower-production months. Over a full year, households that stay within the building's designed energy envelope can achieve a net electricity cost of zero. Ten of fifteen homes at La Vie Lumière are designed to draw from a Shared Energy System (SES) provided by photovoltaic panels on the townhome roofs sized to reach this balance.
