The most considered sustainable design is the kind that disappears into daily life. No systems to manage, no compromises to make. Just a home that quietly performs — and a life that feels better for it.

Every decision at La Vie Lumière, from the thickness of the walls to the orientation of the windows, was made with that idea in mind.

Effortless Sustainability

The Quiet

Close the door. The city stays outside.

Triple-glazed windows and high-performance walls nearly twice the standard thickness create an acoustic environment that most homes at any price point never achieve. A double-wall void system between shared walls keeps sound transmission to a minimum (replace “minimum” with “near-zero”?)— exceeding the standard most townhouse construction is built to.

The quiet here is a design outcome — one you'll notice within minutes and stop thinking about within days, because it simply becomes the way home feels.

The Air

Always fresh, always quiet

Every residence at La Vie Lumière includes an energy recovery ventilator — a system that continuously replaces stale indoor air with fresh outdoor air, without losing the warmth already in the room.

The beautiful functionality of the windows encourages you to open them — to connect with the outdoors and your neighbors. The building handles the rest for you, around the clock, without a second thought required.

The Comfort

Even temperature, every room, every season

Fourteen-inch walls surrounded by a continuous jacket of 3" rockwool insulation hold heat in winter and keep it out in summer with a consistency that standard construction simply can't match. Just an even, settled comfort that becomes the baseline of daily life.

Combined with triple-glazed windows and advanced air-sealing, the building maintains its temperature with far less energy than a conventional home — which shows up, month after month, in the energy bills.

The Energy

The building generates what it needs

The residences at La Vie Lumière are designed to achieve full net-zero energy through rooftop solar. The development is employing Fort Collins' virtual net metering system — allowing multiple solar installations to function as a single system, distributing clean energy across all units regardless of individual roof orientation.

For residents, this means energy independence that requires nothing of them. The bills reflect that.

The technical details

Over 100 features you won't commonly find in a home

  • 14-inch high-performance assembly with rockwool insulation — nearly double standard construction. Wrapped in an exterior rainscreen system which sheds weather over decades.

  • Triple-glazed European tilt-and-turn casements — a premium upgrade over the double-pane glass found in most American homes. Tilt inward for ventilation, swing open like a door for full airflow.

  • Energy Recovery Ventilator (ERV) in every unit — continuous fresh air exchange with thermal retention

  • Rooftop solar targeting net-zero energy for all 15 units via Fort Collins virtual net metering

  • 240V charging — every garage is equipped with one or two 240V electrical outlets capable of EV fast charging

  • Commercial-grade double-wall void system between shared walls — keeping sound transmission between residences to near-zero.

  • Rockwool — inert, fireproof, mold-resistant, and free of the chemical exposure risks associated with expanded polyurethane foam

  • Advanced techniques throughout to eliminate drafts and thermal bridging

  • LEED Platinum · DOE Zero Energy Home · EPA WaterSense · RESNET HERS Index
